Financing: rates & terms are listed on the sales map attached.  There are no prepayment penalties.  Paying more than the minimum payment every month saves you interest in the long run.


Association: There is an active homeowners association at Crow Chief Meadows.  Annual dues are $50 for undeveloped lots and $100 for developed lots. 


Timing for construction There is no time limit for construction.  You can leave the land bare if you want to for as long as you’d like.  The homeowners association must approve building plans before the start of construction.  State of Montana and Stillwater County both require septic and well to be in place before occupying these properties.


Access: The roads at Crow Chief Meadows are public roads.  The roads are graveled, with no plans for paving.  A paved state highway is roughly a mile east of Crow Chief Meadows.  The HOA dues take care of maintenance and snow removal for subdivision roads.


Terrain: Rolling Hills with gently sloping meadows.  Horse Creek runs through the parkland, and through a few of the lots that are for sale. The Beartooth Mountains are very close, and provide some of the most scenic views in all of Montana.


Water: There is an abundance of water at Crow Chief Meadows!  Creeks & springs for surface water, and many successful wells in the area.  To protect some very old water rights in the area, these properties are included in the Horse Creek Controlled Groundwater Area. 


Property Taxes: 2015 yearly amount was less than $25 per property!


Improvements & Utilities:  Underground power and phone line to each lot.                          Elevation:+-4300 ft.     


Nearest town: Absarokee, Montana (sounds like Ab-Soar-Key) is about 3 miles northeast of Crow Chief Meadows.  With a population of less than 1500 people, this is clean, friendly, small-town living at its best!  The larger town of Columbus, Montana is less than 20 miles north.  Billings, Montana is Montana’s largest city, and is about an hour east of these properties.


Nearby attractions:  The town of Red Lodge is about 30 miles away.  Red Lodge is well known for many outdoor recreation opportunities: skiing, mountain biking, and backpacking all go together with millions of acres National Forest, Beartooth Wilderness Area, and Yellowstone National Park!  The Beartooth Mountains are the tallest mountains in Montana and Wyoming, and can be seen from these properties.


Deed and Title: Warranty deed, Insured Title, Guaranteed access, any mineral rights owned by seller are passed along at closing.
